Why This Matters Now

The Rules Changed. The Fines Didn't Wait.

It's not just one permit anymore.

Every town now requires a state registration AND a local certificate AND — new in 2025 — a separate building inspection. Most owners have one. Almost none have all three.

Every town has a different deadline.

Chatham's is March 1st. Nantucket's is November 1st. Wellfleet just introduced registration for the first time this year. Miss your town's deadline and you can't legally rent.

The penalties are real.

Fines range from $100 per citation on the Cape to $5,000 per day on Nantucket. One missed permit can wipe out an entire season's income.

Common Questions

Answers, before you ask.

My Airbnb takes care of my taxes. Am I already compliant?+
Partially. Airbnb collects and remits your room occupancy taxes — but that's only one piece. State registration, local town certificates, and the new building inspection requirements are entirely separate and are your responsibility as the owner. Most Airbnb hosts are missing at least one.
I've been renting for years without any issues. Do I really need this?+
The 10th Edition Massachusetts Building Code took effect in 2025 and introduced new STR inspection requirements that didn't exist before. Rules that applied last year don't reflect what's required now. This is new, and enforcement is beginning.
What if my town isn't on your list?+
We cover all 15 Barnstable County towns, Nantucket, and all six Martha's Vineyard towns. If you're unsure, reach out and we'll confirm coverage before you pay.
How long does the process take?+
We deliver your compliance package within 5 business days of receiving your completed intake form. Inspection scheduling depends on your town's availability and is outside our control — but we'll tell you exactly what to expect.
What if my property fails inspection?+
We'll tell you exactly what needs to be fixed and what to do next. Getting you across the finish line is part of the job.
Do you file on my behalf?+
We prepare everything and guide you through each submission — most clients complete the entire process in under an hour. Some permits require the owner's signature — we'll flag these clearly.

Summer Is Coming. Your Permit Isn't Going to File Itself.

Every week you wait is a week you're technically operating without full compliance. One complaint from a neighbor, one spot check from the Health Division — and your season is at risk.

We've done the research on every town. We know what's required, what's changed, and what most owners are missing. Let us handle it so you can focus on your guests.
